Houses offered through Landshare’s tokenization process are tangible, real world properties in Bali – not virtual or metaverse housing.
In order to represent ownership of a property on the blockchain with tokens, our properties go through a process called Asset Tokenization. Each assets are owned under an Indonesian Cooperation. Each investor will hold ownership of those Cooperation.
Asset tokenization is the process by which the ownership of a real estate asset is represented by tokens.
The real estate asset is held by a company whose ownership shares are represented by tokens on the blockchain. By holding these tokens, you become a co-owner of company and by extension the asset itself. Tokens are legally equivalent to traditional ownership units, meaning you gain all rights of a shareholder or member outlined in each property’s operating agreement.
LUXP is the native utility token of the LUXP platform and does not represent the value of real estate assets as the price could fluctuate. Each asset token purchase is paid partially in LUXP Tokens.
The entity which owns the assets is separate from the public token and wholly owned by the token holders. The tokens will always represent the principal value of the underlying asset and once asset flipped, profit shared will always be given to token holders who hold at that moment. Notifications of assets update will be shared in social media.
Investors can submit non-binding allocation requests via the purchase of LUXP. LUXP then grants allocations taking into account timing, interest level, and overall opportunity size.
Investors can expect to receive the following:
  • Property Updates: We provide quarterly updates for each property within 45 days of quarter-end (your first quarterly report may follow the first complete calendar quarter). An online summary and full downloadable report can be accessed through our Portfolio page.
  • Investor NAVs: We aim to publish Investor NAVs roughly 60 days after quarter-end.
  • Tax Reporting: For U.S. taxpayers, we aim to provide annual K-1 statements by the first week of April for principal deals. For U.S. taxpayers, we aim to provide annual K-1 statements in a timely manner for curated deals but cannot guarantee that they will be available prior to April 15th. Investors can find all current and historical statements on the Documents tab on the asset page.
We intend to make regular (roughly quarterly) distributions from available cash flow once a project is stabilized. These distributions may vary depending on each period’s cash flow and capital requirements. Size and timing of distributions depend on the business plan and performance of each transaction. Distributions are automatically deposited into our web app and can be unstaked periodically. You will be notified of upcoming distributions and are able to track your distribution history through our online platform.
